produce drawn building plans for extensions,
renovations, loft conversions and other associated
building projects for both individuals and building
companies alike, based in South Staffordshire and

I have over twenty years experience in submitting drawings
for planning permission
and building regulations approval,
including any structural calculations necessary.
I provide a fast, reliable and inexpensive service. Contact

I can then advise what permissions are required and then
produce a provisional drawing for your approval prior to
making an application. All prices
quoted are fixed and not subject to any increase
should the local authority require any alterations.
I oversee the process to approval stage
including obtaining and filling in application forms and
liaising with the local authority on your behalf.
Planning Permission...
Planning permission may be required. The purpose of this is
to ensure your property doesn’t adversely affect your
neighbours property with respect to privacy and light. The
local authority will also consider the size and scale of the
proposal and its relation to adjacent properties.
Some small extensions may not require planning approval
providing they conform to certain criteria. You may find ‘the
planning portal’ helpful but please feel
free to ask me for advice.
Planning approval generally takes a minimum of 8 weeks
depending on its complexity and requires a fee of £231 by
the local authority for an extension.
Once planning approval is given you have 3 years to commence
the works.
Building Regulations...
Building regulations are required to ensure the occupants
health and welfare, considerations include structural
stability, insulation, drainage, heating and electrics.
Most structures require building approval however there are
exceptions such as some non-habitable constructions. Please

information.
A fee of approximately £120 to £200 is required by the local
authority for an application for a small extension. Fees for
larger extensions depend on its size or a proportion of
building costs.
Once approval is given you have 3 years to commence the
works.
